They actually sing teh songs, but they lip synch in the movie. And the fact that their voices are obviously edited should be noted;)

I seen iton a show that Zac and Lucas do.

But WHAT I THINK (my opinion, I have my sources too that I'm not willing to list right now) is that they all actually sing, their voices get edited (maybe Zac and Lucas's more, but I think the others do too) and then they lip synch in the movie.
